Yes: The industry has the opportunity of 'profiteering', but the industry can't be 'profiteering' forever!


The so-called 'profiteering' is relatively speaking. It is an inevitable stage for every industry to move from the market cultivation period to the mature period. The same is true for household appliances, BB machines, mobile phones, computers and other industries. The reason why real estate is popular is because of its relevance to people's lives and the importance of its impact on people's livelihood.





Before 1980, there was no real estate industry in China. People's perception of 'real estate' back then was as unfamiliar as people's perception of 'agricultural real estate or ecological farms' that may appear in China in the future.


The so-called 'agricultural real estate' refers to the emerging industries that are likely to emerge in China in the next 5-10 years, with the main business of leasing rural land or establishing organic agricultural production bases. This industry will be rapidly formed under a series of macro policies and incentive measures such as 'land transfer', 'urbanization construction' and 'peasants entering the city'.

The above inferences are not groundless. Experts believe that the reasons for the formation of the 'agricultural real estate' industry are as follows:


1. The appreciation of the RMB against the US dollar, regardless of who is at stake, will inevitably lead to heavy losses in foreign trade exports, one of the 'troikas' that drive China's economic growth. The state's 'change in the direction of development and change in the way of thinking of development' has clearly demonstrated the crisis and risk of the macro-development direction focusing on processing foreign trade. Among the other two horses driving China's economic growth, the strong one is the 'domestic demand' market. The 'important pillar' industries that drive domestic demand are 'real estate' and 'automobile manufacturing'. Obviously, relying on a single 'private car' cannot drive GDP growth for a long time.





Second, the turmoil in the real estate industry is definitely not just a problem of 'excessive housing prices' in some cities. The phenomenon of 'land finance', which accounts for 79% of the local government's fiscal revenue on average (CCTV language), cannot last for a long time, and the pace of 'urbanization' will not be able to supply the government's financial needs for a long time with the 'land limit' of urban expansion. On the contrary, rural land is currently a stable, long-term reuse by local governments, and it is also a major source of financial security.





3. The 'land transfer' proposed by the central government at the end of 2008, and the acceleration of the pace of rural urbanization, the fundamental purpose is to concentrate the use of the 'surplus' labor force and 'idle' land in rural areas. There is only one way to 'concentrate' rural land: leasing.





4. A large number of well-known domestic companies such as 'Lenovo' have quietly transferred funds to the countryside. Of course, their purpose cannot be simply 'growing rice'.





China is a big agricultural country, and the current 'business opportunities' have already appeared. The future 'richest man' in China will definitely appear in the list of 'agricultural real estate' or 'ecological farm' industries, please wait and see.
